Q I am buying a house w/ pool was drained out & empty. Does that damage the pool & what will be the cost of refilling?
A While it is empty you should have it acid washed. Many houses that are on city water sometimes have a pump just for the sprinklers and the pool. If you fill from your home you pay for all that water. Be sure and ask questions and get a disclosure about the home that should include the pool.
Q Does the buyer or the seller choose the closing agent/title company in Miami?
A You need to look at your contract. Usually the buyer picks the title co because they are paying for title, but again ask your realtor where that part is in the contract. Make sure the right boxes are checked. Some people ask the seller to pay for closing cost. This is a big expense and some people even negotiate the title with the lawyer. You are a buyer so using a realtor is free. Find a good one, like me, and take advantage of the advice they can give you and the money they can save you!
Q What are the average SAT scores for students at this school?
A Schools tract FCAT more than SAT. That is how they rate the schools. Look on Miami Dade Public Schools to see all the ratings for all schools. Palmetto Sr. High is a great school but the ratings change sometimes from year to year. Pinecrest has great public schools. I have had three kids at Palmetto, two loved it one went back to a private school at Westminster. I went to Gables myself but see Palmetto as the best public school in Miami.
Q What do to if told home cannot be appraised?
A If you need an appraiser in Miami use Lance Campbell, Advanced Appraisals, at 305-458-4564, I use him all the time for my customers.
Q How does a foreclosure work? What is it exactly? Is there such thing as a foreclosure agent?
A A foreclosure is a property that is owned by the bank. They get a property from a person who could not pay the mortgage and have it appraised. That is usually what they put in on the market for so there is not always a lot of room for negotiation. Many times they want you to use there title person so they pay for the title insurance. That means they are holding your escrow monies. I have found banks let you do inspections but do not want to fix anything. A mortgage person like James Venney-305-238-6000 would know all your mortgage questions and you should talk to him before putting an offer in. Give me a call if I can help you find a property.
Q I am trying to sell a 4/2.5 home in a nice area in Miami, what does the market hold for me?
A Everyone knows the market is tough. Getting a realtor with effective advertising should be your number one question. I find in this market , because realtors are not as busy selling, they cut back. Your zip code is a very competitive one. Every month your house stays on the market you lose money. Q How much is this asset monthly return by renting?

A Now is the time to look. If you are buying a house I would be looking. Buying a condo the prices will probably still be going down in 2009. Why wait. Find what you want now, subtract a percentage and buy while there is so much good inventory-Pam Mayers-EWM
